The terms we work to, so you know exactly where you stand before, during and after your job.

1. Who we are
These terms apply to building work carried out by KC Construction, the trading name of Kyle Cairnie, a sole trader, of 65 Churchill Crescent, Thame, Oxfordshire, OX9 3JW. You can contact us on 07387 552703 or at kcconstruction141@gmail.com.
In these terms, “we” and “us” means KC Construction, and “you” means the customer we agree to carry out work for.
2. Quotes
- Our quote will describe the work, the price and what is included. Unless it says otherwise, a quote is valid for 30 days.
- The quote is based on what we could see and what you told us at the time. If we find something that couldn’t reasonably have been seen, such as hidden defects, rot or problems below ground, we will tell you straight away and agree any extra work and cost with you before carrying it out.
- A contract is formed when you accept our quote, in writing, by message or by email.
3. Your right to cancel
If you are a consumer and we agreed the contract with you at your home, or at a distance (for example by phone, message or email), you have the right to cancel within 14 days of the day the contract was agreed, without giving a reason.
To cancel, tell us clearly before the 14 days are up, by phone, email, message, or by using the cancellation form below. If you cancel, we will refund any payment you have made within 14 days.
If you ask us to start work within the 14-day cancellation period and then cancel, you will need to pay for the work carried out up to the time you tell us. You lose the right to cancel once the work has been fully completed at your request within the cancellation period. Materials made or ordered specially to your requirements, such as made-to-measure windows or doors, may not be refundable once ordered if you asked us to order them during the cancellation period.
4. Price and payment
- The price is as set out in our quote, including VAT where it applies.
- We may ask for a deposit before work starts, mainly to cover materials. Any deposit will be stated in the quote.
- For larger jobs, the quote may set out stage payments as the work progresses.
- Unless the quote says otherwise, the balance is due within 7 days of the work being completed.
- You can pay by bank transfer, debit card, credit card, PayPal or cash. We will always give you a receipt or invoice.
5. Changes to the work
If you would like to change or add to the work, we will confirm any change to the price and timing before we go ahead. We will not charge for extra work you have not agreed to.
6. Our responsibilities
- We will carry out the work with reasonable care and skill, using materials of satisfactory quality that are fit for purpose.
- We will aim to start and finish on the dates we agree, and we will keep you updated if anything, such as bad weather or material delays, affects the timescale.
- We will keep the site safe and reasonably tidy, and remove our waste when the work is finished unless we have agreed otherwise.
- We will take reasonable care of your property while we are working.
- We hold public liability insurance. Details are available on request.
7. Your responsibilities
- Give us reasonable access to the property, including water and electricity, when needed.
- Tell us about anything we should know, such as the location of pipes and cables, known structural issues, or access restrictions.
- Unless we agree in writing to handle them, you are responsible for obtaining any planning permission, building regulations approval, party wall agreements or landlord or freeholder consent needed for the work. We are happy to advise on what may be needed.
- Move or protect furniture and valuable items in the work area, unless we have agreed to do so.
8. If something is not right
If you are unhappy with any part of our work, please tell us as soon as possible and give us the chance to put it right. We will always try to resolve problems quickly and fairly.
As a consumer, you have legal rights under the Consumer Rights Act 2015, including the right to have work that was not carried out with reasonable care and skill put right, or in some cases a price reduction. Nothing in these terms affects those rights. Advice about your rights is available from Citizens Advice.
9. Our liability
- We are responsible for loss or damage you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill.
- We are not responsible for loss or damage that was not foreseeable, or for existing defects in the property that we did not cause.
- Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law.
10. Photos of our work
We may take photos of our work to show on our website and social media. We will never show your address or anything that identifies you. If you would rather we didn’t use photos of your project, just let us know.
11. Ending the contract
Either of us may end the contract if the other seriously breaks these terms and does not put it right within a reasonable time after being asked to. If the contract ends, you will pay for work properly carried out and materials already supplied or ordered for your job.
12. Law
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
Cancellation form
If you wish to cancel within the cancellation period, you can copy this form into an email or message, fill it in, and send it to us. You do not have to use it.
